Dumbo’s Jay Street Pop-up Beach

The Jay Street beach with umbrellas, benches, and art is now open. The DUMBO Improvement District planned and built out the dead-end of Jay Street against the East River to create a mini ‘oasis’ where we can sit and relax. The reclaimed wooden benches were made by local furniture craftmaker Mark Jupiter from wooden pine beams from the 185 Plymouth Street loft construction by Alloy, the real estate development company also based in Dumbo. Grab a coffee and eats from nearby Punto Bianco or Brooklyn Roasting Co and relax on the Dumbo beach.

Shake Shack Announces Dumbo Location for 2014

Shake Shack announced on their facebook page that they are opening a location at One Old Fulton Street (corner of Water Street) in Dumbo, Brooklyn (technically it is in Fulton Ferry Landing) in mid-2014. They will be taking the space formerly occupied by Pete’s Downtown Restaurant. Back in October 2012, we thought that this would be a great location for a Shake Shack.
The new Shake Shack Dumbo location is joining the other restaurants such as River Cafe, No 7. Sub, Luke’s Lobster, Grimaldi’s Pizza, Juliana’s Pizza, 7 Old Fulton Restaurant, and Gran Electrica on the block.
Now all that’s missing in Dumbo is a good diner, at least according to these Dumbo supporters.

Cutie And The Boxer, a Movie about a Dumbo Based Artist Couple

A Beautiful Sundance Award winner about a Dumbo-based artist couple, Cutie And The Boxer opens at Sunshine and Lincoln Plaza on Friday, August 16, 2013. Besides being filmed in and around Dumbo, painter Ushio Shinohara has been in Dumbo since the ’70s.
Synopsis:
Once a rising star in the ‘70s New York art scene, 80-year-old “boxing” painter Ushio Shinohara hopes to reinvigorate his career as he preps for his latest show. His wife, and de facto assistant, Noriko, seeks her own recognition through her “Cutie” illustrations, which depict their chaotic, yet sustained, 40-year marriage. Heinzerling’s camera captures the Brooklyn-based couple at home and at work, combining candid vérité scenes, archival footage and charming animated sequences of Noriko’s drawings. CUTIE AND THE BOXER captures two lives united by a dedication to art-making for a touching meditation on the eternal themes of love and sacrifice.

NYC Announces Developers for John Street Condos at Brooklyn Bridge Park

Brooklyn Bridge Park Board of Directors has selected a joint venture of Alloy Development and Monadnock Development to design and develop a residential building at John Street and East River, the northern-most location of the Brooklyn Bridge Park in Dumbo.

Eleven designs were presented to the Brooklyn Bridge Park in June 2013, and team 11, or the Alloy/Monadnock team won. The development at John Street will include new parkland, to include pedestrian bridges over a tidal salt marsh, tree-lined pathways, and a 13,000-square-foot gathering lawn. The 12 story residential building will include 47 apartments and cultural and retail space on the ground floor, to be occupied by the Brooklyn Children’s Museum. The building will comprise a total of 96,440 square feet, 2,650 square feet of ground floor retail and 1,750 square feet of cultural space for the Brooklyn Children’s Museum annex.

New Restaurant Atrium Dumbo Opening

Atrium, the new restaurant at 15 Main Street in Dumbo is opening this Thursday, according to NY Times:

“ATRIUM DUMBO The space formerly housing the Governor, which succumbed to Sandy, has been turned into this airy place with a mezzanine and water views. Laurent Kalkotour, who grew up in Provence, is the chef in partnership with Alexander LaPratt in the beverage department and Leslie Affre running the dining room. Mr. Kalkotour calls on his background for octopus carpaccio with fennel and olives but channels a different southern region for a pork chop garnished with spoon bread, piquillo peppers and bacon jam.”
Atruim is taking over the former Governor location, which closed after Hurricane Sandy.

Jehovah’s Witnesses Sell Dumbo Properties for $375 Million

Real estate investment firm RFR and Kushner Companies today announced that they have entered into a contract to acquire six properties in Brooklyn from the Watchtower Bible and Tract Society for $375 million. According to the press release (July 8, 2013), Jared Kushner (of Kushner Companies), Aby Rosen (of RFR), and Asher Abehsera (a former Two Trees Management Company executive) teamed up to purchase the portfolio of buildings which total 1.2 million square feet of commercial space. The buildings include:

117 Adams Street
175 Pearl Street
55 Prospect Street
81 Prospect Street
77 Sands Street
90 Sands Street

These buildings are included as part of the Brooklyn Tech Triangle master plan and could be key buildings in the development of the plan for creating appropriate commercial space and connectors between Dumbo, Navy Yards, and Downtown Brooklyn.

90 Sands Street is a 30 story, 500+ room residential building will be turned over vacant at closing in September, according to a NY Post story.

According to the Post, the Jehovah’s Witnesses moved their headquarters to Brooklyn in 1909. As part of their plans to move to Warwick, NY, they have been selling off a 34-building portfolio, including lots in Dumbo at 173 and 177 Front Street as well as 200 Water Street in April 2013.

Empire Stores Proposal Responses

Back in September 28 2012, the Brooklyn Bridge Park issued a request for proposals to develop the Empire Stores building for the long-term lease, rehabilitation and operation of commercial and retail development in the historic structures (no condos). Submissions were due in December 2012, and 10 proposals were submitted. They were presented to the committee on March 19, 2013. Final selection to be decided this summer 2013.

The building is located within the Fulton Ferry Historic District and eligible for listing on the State and National Registers of Historic Places. Empire Stores was closed by New York State Office of Parks, Recreation and Historic Preservation in 2008 after OGS determined that existing building conditions made the building uninhabitable without significant renovations.

The RFP required respondents to submit conceptual plans that demonstrate thoughtful adaptive reuse of the structures, responsiveness to the site design guidelines and a level of design that is on par with the investment made on the part of the public sector.

Dumbo Townhouses on Pearl Street On the Market for $4.1 Million

Curbed first reported that the Dumbo Townhouses at 55-57 Pearl Street (aka 169 Water Street) is listed for $4.1 million each. Sotheby’s is listing the 18′ wide, 5 story townhouse. There are 5 townhouses – four are 3,049 square feet and one is 3,358 square feet with 4 bedrooms and 3 full baths. At $4.1 million, or $1344/sqft for the 3,049 sqft townhouse are asking more than recent closing prices for 1 Main Street (which are closing at $1,000 – 1,250 per sqft, according to recorded sales in the past month).

The Fitness Guru Opens at 215 Water Street Dumbo

The Fitness Guru opened their new gym at 215 Water Street (between Bridge and Jay Streets) on June 6, 2013. The 8,000 square foot gym includes two levels with areas for weights and various workout equipment, men and women’s shower and locker rooms, pilates area, and a huge spinning studio called Bike Brooklyn. The lower level includes a 360 degree monkey bar, barre, weights, and other equipment. The main level includes the workout equipment, locker rooms, pilates, weights, and a terraced Brooklyn Bike studio. Michael Feigin, the founder of The Fitness Guru (TFG), told us that he is interested in creating an accessible community space for members and unlike other gyms, avoids the revolving door membership of regular box gyms. John Street Condo Design Presentation

Back in December 2012, the Brooklyn Bridge Park issued a request for proposals to develop the 1 John Street, the section of John Street between Adams and Pearl Street of the park for residential development. Con Edison sold the 3.4 acres between John Street and the East River that it has owend for half a century in January 2013. Con Edison says its total investment in the property over the years is about $600,000, but the Brooklyn Bridge Park Development Corporation has agreed to pay $9.2 million for it. Revenue from a 96-year lease on the land under the building would help pay for the purchase.

Curbed reported that there are 11 condo designs that were presented with “the stated goals of the project to “enliven the northern entrance of the park,” build “high-quality, visually appealing residential development,” and “seamlessly integrate the park and the surrounding community.” The site allows for a maximum height of 130 feet, up to 130 residential units (101,000 sq ft of residential space), ground floor retail, and up to 110 parking spaces. The winning respondents will be selected this summer.

Brooklyn Mac Opens in Dumbo
