30 Henry Street Begins Marketing For Summer 2013 Condo Completion

An official realtor website from developer Fortis Property Group has popped up for Brooklyn Heights’ condo project 30 Henry Street, deemed “The Heights,” at the former site of The Brooklyn Eagle. A new rendering of the exterior has also been made public, Brownstoner shares.

The Real Deal offers the goodies on what it terms “a new boutique Brooklyn Heights condo,” saying that it will hit the market in earnest “in the next few months.” The development features five large full-floor units asking between $3.39 million for a 2,418sf first-floor unit with three bedrooms to $4.95 million for a 2,861sf fifth-floor pad with additional exterior space. Construction on the BKSK Architects-designed building, which will have keyed elevator access to all apartments, is slated to be completed by the late summer.

Fortis President Joel Kestenbaum notes, “There’s a great shortage of supply in Brooklyn Heights and demand for big apartments is very strong.” Fortis purchased the development site for $3.5 million in April. The design of the prospective building was criticized earlier this year by community organizations that deemed it too tame. At the time, BHA Executive Director Judy Stanton told the Wall Street Journal, “If there was ever a site that cries out for something quite special and a district that deserves something quite special,” this would be it.

The ‘Brooklyn Eagle’ Has Landed

The one-story 1963 homely building that housed the long-lived “Brooklyn Eagle” newspaper at 30 Henry Street is history. It was two months ago that the lot in Brooklyn Heights was boarded up and by June 8 the roof of the structure had been removed. Brownstoner reports that all that remains as of Tuesday is the building’s foundation.

And now it’s time for the site’s new life: DUMBO-based developer Fortis Manor, which purchased the property in November 2011 for $3.5 million ($500K over its asking price), received Landmarks approval in December for a five-story, six-unit condo building, with underground parking and a courtyard with waterfall. Let’s hope this project goes smoother than its neighbor up the street at 20 Henry Street.

‘Brooklyn Eagle’ Sign Taken Down Tuesday

Brooklyn Eagle Building Prepares To Take Flight As Demo Begins

As the BHB has been regularly following, the former Brooklyn Eagle building at 30 Henry Street & Middagh—purchased for $3.5 million in November 2011 by DUMBO-based developer Fortis Manor—was approved by the Landmarks Preservation Commission in December for a five-story, six-unit condo building to take its place.

On May 17, the new owner filed a permit for building demolition, and they’re wasting no time getting down to business: The block is now surrounded by plywood fencing along the front and north side, as the Eagle prepares to take flight and, uh, tumble to the ground.

Plans for the replacement red brick structure include underground parking and a courtyard with waterfall. See rendering below.

The Brooklyn Eagle building was constructed in 1963 and although landmarked, the Preservation Commission was easily convinced that the historic value of the one-story structure was of little value. And so it goes…
